The initial Heads of Terms (HoT’s) is something that is often overlooked, as once they are agreed, its very hard to go back. The terms offered will dictate rent levels, free rent, landlord contributions and convenance & deposit required.



Key components of navigating a Lease Agreement


The Lease framework

  • Deposit and Personal Guarantee’s
  • Landlord and Tenant responsibilities
  • Lease length, rent reviews and break clauses
  • Repair and Maintenance obligations - *Dilapidations
  • Permissions for alterations and Fitout
  • If required, subletting and assignments of the lease
  • Legal considerations - Inc. building Reg’s & H&S

Doing the due diligence

  • Property surveys and structural assessments (think weight and noise)
  • Understanding the Service Charges and what’s included
  • Researching the local area to ensure it supports your business plan
  • Communicate with your bank and lenders
  • Carry out a comprehensive Schedule of Condition*

 

If appointed, we will lead the negotiations in your favour.

As an agent we're paid a fee, on the annualised rental, to utilise our experience and knowledge to get the best property deal. The fee is usually paid on completion of the lease and relates to the average rent. 10% is standard and 5% of any savings achieved on the headline rents.
